What Is a Damp or Moisture Survey?

If you have noticed signs of damp, condensation, or mould within a property, or have been advised to obtain further investigation, you may have come across the terms damp survey and moisture survey. While different surveyors and companies may use slightly different terminology, both generally refer to an inspection carried out to identify the probable source of unwanted moisture within a building.


Rather than merely confirming that a wall is damp, the purpose of the damp survey is to understand why moisture is present. Damp is often a symptom rather than the defect itself, and correctly identifying the source of moisture is crucial before considering any remedial work. Moisture may arise from various sources including condensation, plumbing leaks, defective rainwater goods, penetrating damp, building defects, or, in some situations, ground moisture. Although the visible signs may appear similar, the appropriate solution can vary significantly depending on the underlying cause.


A moisture survey may be suitable for homeowners experiencing persistent damp patches, mould growth, or condensation; landlords addressing tenant concerns; buyers seeking reassurance before purchasing a property; or anyone wishing to secure an independent opinion prior to undertaking remedial works. In many cases, the survey clarifies situations where the cause of the moisture is not immediately evident.


Our independent damp surveys are conducted using a combination of visual inspection, moisture measurements, and professional assessment. When appropriate, specialist equipment such as hygrometers, thermal imaging cameras, or hand-held inspection cameras may be employed to gather supporting evidence. These tools assist in the inspection, but they are one part of the overall assessment. Professional judgement, knowledge of building construction, and an understanding of how moisture behaves within buildings are equally important in determining the likely cause of a defect.


The inspection itself is non-intrusive and is designed to evaluate areas that can be safely and reasonably accessed without causing damage to the property. While every effort is made to inspect all relevant areas, concealed spaces behind fitted units, beneath finished floor coverings, or within enclosed cavities usually cannot be examined as part of a standard survey. If further investigation is deemed necessary, this will be explained in the report along with the reasons why.


After the inspection, a written report is prepared summarising the findings, outlining the likely causes of any moisture-related defects, and providing practical recommendations where applicable. The aim is to help homeowners, buyers, and landlords make informed decisions based on evidence rather than assumptions.
