Building Survey Recommended a Damp Survey – What Happens Next?

If you have recently received a Level 2 Home Survey or Level 3 Building Survey, you may have noticed building survey recommendations for a specialist damp inspection. This suggestion is one of the most common reasons homeowners and buyers reach out to us, often after reading comments in their survey report indicating that further investigation is needed before exchanging contracts or proceeding with a purchase.


It’s important to note that receiving this recommendation does not necessarily imply that there is a serious damp problem within the property. Building surveyors act as general practitioners of the built environment. While they are trained to identify signs of potential defects, the scope of a Home Survey or Building Survey is limited. When evidence of damp, mould, staining, or elevated moisture is observed, it is often prudent for the surveyor to recommend a damp survey by a specialist before drawing any firm conclusions.


Remember, a recommendation for a damp survey is not a diagnosis. Survey reports frequently use phrases such as "further investigation is recommended" or "obtain a specialist damp report". This language reflects the limitations of the initial inspection rather than confirming that extensive remedial works are necessary. In many instances, the recommendation simply aims to ensure that the underlying cause of any moisture-related issue is thoroughly examined before any decisions are made.


A specialist damp survey focuses specifically on identifying the likely sources of moisture within a property. This may involve a detailed visual inspection along with moisture measurements and, when appropriate, the use of specialized equipment such as hygrometers, thermal imaging cameras, or hand-held inspection cameras. The aim is not just to pinpoint where moisture is present, but to establish why it is occurring and whether any remedial action is truly required.


Occasionally, mortgage lenders may also require a specialist damp report before confirming a mortgage offer or releasing retained funds. This is commonly known as a mortgage retention and is intended to reassure regarding the condition of the property. An independent damp survey can clarify the nature and extent of any moisture-related defects and provide evidence-based findings that may assist buyers, lenders, and solicitors during the conveyancing process.


After the inspection, a written report outlines the findings, identifies likely causes of any moisture-related defects, and provides practical recommendations where necessary. Not every survey leads to recommendations for specialist damp-proofing treatments. Often, the findings may relate to condensation, maintenance issues, plumbing leaks, defective rainwater goods, or other building defects that can frequently be resolved without the need for extensive remedial works.
