Independent Damp Survey vs Damp Proofing Company

If you discover signs of damp, condensation or mould within a property, one of the first decisions is whether to contact an independent damp surveyor or a damp proofing contractor.


Both services can play an important role, but they provide very different types of advice. Understanding the difference can help homeowners make informed decisions and avoid unnecessary or inappropriate remedial work.


Damp proofing companies often provide surveys as part of a wider remedial service. In many cases, these inspections are carried out with the intention of identifying work the company may then undertake. This does not necessarily mean the advice is incorrect, but recommendations may naturally focus on the treatments and systems offered by that contractor.


An independent damp surveyor, however, provides an impartial assessment with no commercial interest in recommending specific remedial work or products. The focus is on identifying the likely cause of the problem through careful inspection, moisture testing and professional assessment.


Correctly diagnosing the source of damp, condensation or timber issues is essential, as different problems can require very different solutions. In some cases, moisture issues may be linked to ventilation, maintenance defects, plumbing leaks or lifestyle factors rather than failed damp-proofing systems.


An independent survey can help homeowners, buyers and landlords better understand the condition of a property before deciding whether remedial work is actually required.


Industry guidance also supports the importance of identifying the source of moisture before considering remedial treatment.


A joint position statement produced by the Royal Institution of Chartered Surveyors (RICS), Historic England and the Property Care Association (PCA) highlights that damp problems should be investigated thoroughly and addressed at source, rather than simply treating visible symptoms. 


Similarly, BS 6576 (Code of practice for diagnosis of rising damp in walls of buildings and installation of chemical damp-proof courses) states that a diagnosis of rising damp should only be made once other potential sources of moisture have been excluded. This reinforces the importance of careful investigation and accurate diagnosis before remedial work is recommended.

What Should You Expect During an Damp Survey?

If you are arranging a damp survey for the first time, it is natural to wonder what the inspection will involve and what information will be provided afterwards.


At Surveying Damp Limited, our surveys are designed to provide a clear, independent assessment of damp, condensation and moisture-related problems within a property, helping homeowners, buyers and landlords make informed decisions.


During the inspection, we carry out a detailed visual assessment of the property and any areas affected by damp, condensation or mould. Depending on the type of survey, this may include moisture readings, humidity assessment, thermal imaging and inspection of accessible roof spaces, walls and floors.


Our surveys are non-intrusive as standard and are designed to assess the condition of the property without unnecessary disruption or damage. Visible mould growth and condensation issues will be assessed as part of the survey, including the likely causes and contributing factors.


More specialist services such as laboratory mould analysis, air sampling or full indoor air-quality testing are not typically included within a standard damp survey. Where additional specialist investigation may be beneficial, we will advise accordingly.


Routine damp surveys do not include testing for hazardous materials such as asbestos or lead paint. If intrusive investigation is required in areas where hazardous materials may be present, appropriate specialist advice and testing should be arranged beforehand.


Where obvious concerns are noted during the inspection, these may be highlighted as helpful observations, although this should not be considered a formal diagnosis.


The duration of a damp survey depends on the size and complexity of the property, the number of areas requiring inspection and the accessibility of spaces such as lofts or cellars.


Some surveys may be completed within an hour, while larger or more complex inspections may take longer. If additional investigation is required, a follow-up visit may occasionally be recommended.


Following the inspection, a written report is usually provided within five to ten working days. Reports are designed to be clear, practical and easy to understand, typically including photographs, moisture readings, a summary of findings and recommendations where appropriate.
