What Is a Damp or Moisture Survey?

What Should You Expect During a Damp Survey?

What Types of Damp Are There?

The term "damp" is commonly used to describe unwanted moisture that can be found within a property. In reality, damp encompasses a variety of moisture-related problems, each with distinct causes and tailored solutions. Conducting a proper moisture investigation to correctly identify the source of moisture is crucial, as various types of damp require different remediation approaches.

One prevalent form of moisture in residential properties is condensation. This occurs when warm, moisture-laden air meets colder surfaces, leading to issues such as water droplets, mould growth, and heightened humidity levels. Usually, condensation is linked to inadequate ventilation rather than structural defects within the building itself.

Another form is penetrating damp, where water infiltrates the building through defects in the external fabric. Common causes of penetrating damp include defective roof coverings, damaged pointing, failed sealants, cracked render, faulty rainwater goods, or poor masonry maintenance. The appearance and location of penetrating damp can differ based on the water ingress source.

Moreover, moisture can also stem from plumbing leaks originating from heating systems, water supplies, waste pipes, or sanitary fittings, with some leaks remaining hidden for a prolonged period before manifesting visible signs internally.

Additionally, properties may be affected by moisture tied to building defects, including poor detailing, inadequate ventilation, cold bridging, or construction issues that lead to moisture accumulation in specific areas of the building.

In certain cases, ground moisture might contribute to dampness impacting the lower sections of walls. However, it's essential to understand that not all damp affecting ground floor walls is necessarily rising damp. Various moisture sources can exhibit similar symptoms, making accurate diagnosis vital before any conclusions are drawn.

Other potential sources of moisture include defective drainage, flooding, adjacent structures, or isolated water ingress after severe weather events. While symptoms may appear alike, the underlying causes can vary significantly.

Thus, moisture measurements should not be solely relied upon to pinpoint the cause of damp issues. Electronic moisture meters are useful tools in moisture investigations, but they represent just one component of a comprehensive assessment. Professional judgment, an understanding of building construction, and meticulous inspection are key to determining the likely source of moisture within a property.

At Surveying Damp Limited, our independent damp surveys aim to identify the underlying cause of moisture-related defects, rather than simply validating moisture presence. By discerning how moisture is entering or accumulating within a property, we can provide evidence-based recommendations, aiding homeowners, buyers, and landlords in making informed decisions regarding necessary repairs or further investigations.
