DAMP SURVEYS: WHAT WE OFFER

When purchasing or maintaining a property, selecting the right type of survey can sometimes feel overwhelming. While a full building survey provides a broad overview of a property's condition, a specialist damp and condensation survey focuses specifically on identifying moisture-related problems and their underlying causes.


Damp and condensation surveys typically assess issues such as rising damp, penetrating moisture, condensation, mould growth and the effects of dampness on timber and internal finishes. Depending on the property and the type of inspection required, surveys may also include moisture testing, humidity assessment and inspection of accessible roof spaces, walls and floors.


At Surveying Damp Limited, we provide independent damp and condensation surveys across Wiltshire, Dorset and surrounding areas. Our assessments are designed to provide clear, evidence-based and impartial advice to homeowners, buyers, landlords and tenants.


Unlike companies linked directly to remedial work, our focus is on identifying the likely cause of moisture-related issues rather than recommending unnecessary treatments or products. Correct diagnosis is essential, as damp problems can often be linked to ventilation, maintenance defects, plumbing leaks or condensation rather than failed damp-proofing systems.


Whether you require a full written report, a pre-purchase damp assessment or practical guidance regarding condensation, damp or timber concerns, our surveys are tailored to provide straightforward and professional recommendations for your property.

Specific Isolated Area of Damp (Non-Invasive)

This service is designed for clients who have identified an isolated area of suspected damp and would like professional guidance regarding the likely cause.


During the inspection, the affected area will be visually assessed and moisture tested to help determine whether the issue is related to dampness, condensation or another moisture source.


Practical on-site guidance will be provided regarding potential next steps, although a formal written report is not included with this type of survey.


Please note: This inspection is suitable for isolated concerns only and is not intended as a pre-purchase or full property survey.

Standard Damp Survey (Non-Invasive)

This survey is suitable for clients who may require a pre-purchase damp and timber report for mortgage or re-mortgage purposes, as well as for those seeking professional advice regarding damp, condensation or mould before considering remedial work.


The inspection involves a non-invasive assessment of reasonably accessible areas within the property, including visible rooms and surfaces that can be safely inspected without causing damage. Depending on the property and the nature of the issue, the survey may include moisture testing, thermal imaging, humidity assessment and the use of specialist inspection equipment where appropriate.


Where possible, the exterior of the property will be inspected from ground level using suitable access equipment if required. Accessible roof spaces may also be inspected internally or viewed from the loft hatch where safe access is available.


Internal walls and accessible areas will be inspected where practical. However, concealed areas such as spaces behind fitted furniture, dry lining, panelling, subfloor voids and areas beneath finished floor coverings cannot usually be inspected as part of a standard survey.


This survey does not involve opening up hidden building elements, removing floor coverings or carrying out intrusive investigation works.


Please note: This is a damp survey rather than a full building survey and should not be treated as a comprehensive assessment of the entire property. Any observations made outside the scope of the inspection are provided as helpful guidance only and may require further specialist investigation if necessary.
