DAMP SURVEYS: WHAT WE OFFER

When it comes to properties, a range of survey options are available, and knowing which one is most suitable can sometimes feel overwhelming. Some clients opt for a full building survey, either to gain an overall picture of their property’s condition or before committing to a purchase. A building survey assesses the property as a whole, covering elements such as structure, roofing, walls, windows, utilities, and general upkeep. This helps highlight possible defects, ongoing maintenance requirements, and any significant structural concerns.


Specialist damp surveys, on the other hand, concentrate solely on moisture-related issues. These may include rising damp, water penetration through walls or roofs, below-ground moisture ingress, condensation, and the impact of dampness on timber or internal finishes. Such surveys are designed to identify the source of moisture problems, measure the extent of any damage, and recommend effective solutions. They are often carried out on the advice of a building surveyor during pre-purchase checks, or for property owners experiencing persistent damp patches, mould growth, or musty air.


At Surveying Damp Limited, we focus on delivering in-depth damp and condensation surveys. Our reports are detailed and impartial, identifying the causes of moisture problems and providing clear, professional recommendations. Unlike companies tied to remedial work, our aim is to give clients independent advice to help them make informed decisions.


Whether you require a full written report or simply on-site reassurance, we can provide thorough inspections and practical advice on issues such as damp, condensation, or timber decay.

Specific Isolated Area of Damp (Non-Invasive)

 This service is designed for clients who have spotted a single patch of suspected damp and want clarity about the cause. During the inspection, we assess and test the affected area to determine whether the issue stems from dampness, condensation, or another moisture source. 


On-site guidance will be given regarding potential next steps, though no formal report is produced for this type of survey.


Please note: This inspection is suitable only for isolated concerns. It is not intended as a pre-purchase or full property survey.

Standard Damp Survey (Non-Invasive)

This survey is suitable for clients who may require a pre-purchase damp and timber report for mortgage or re-mortgage purposes as well as for those who are concerned about damp or mould spots and want professional advice before contacting a damp company for remedial work. The survey involves a general surface inspection of any reasonably accessible rooms within the property. This includes areas that are visible and can be safely inspected without causing damage to the property. Our assessment may involve the use of electronic damp meters, thermal imaging cameras, hygrometers or even a handheld inspection camera to identify signs of moisture that are not always visible to the naked eye.


Where possible, the exterior of the building will be inspected from ground level, using appropriate tools like binoculars or a ladder if necessary. Internally, roof spaces will be inspected if safe access is available or alternatively viewed from the ceiling hatch when inspection is required.


Internal walls and areas will be inspected where access permits. However, areas behind fitted units (e.g., kitchen units), panelling, dry lining, or other concealed areas cannot be examined. Likewise, subfloor voids or areas beneath finished flooring (tiles, carpets etc) cannot be inspected. If the surveyor suspects any obvious defects, advice will be provided on the appropriate next steps. This survey does not involve opening up hidden building elements such as subfloors, roof insulation, or wall cavities, nor does it include removing fitted floor coverings or cutting into walls to expose cavity ties or damp-proof courses.


Please note: This is a Damp Survey, not a full building survey, and should not be treated as such. Any items highlighted outside the scope of a damp survey are intended as helpful suggestions only and are not a comprehensive assessment of the property. These should be followed up separately if required.

Invasive Damp Survey

Please note: We do not currently provide Invasive Damp Surveys.


This type of survey involves a deeper investigation into damp or decay by opening up concealed areas. Methods may include lifting floorboards or carpets, removing skirting, or cutting into plasterwork or masonry to inspect hidden timbers, cavities, or dry-lined sections. If the survey is for a property purchase, the seller’s written consent is required before any invasive work can be undertaken.


The aim of these investigations is to identify and report on the extent of damp in concealed areas. It is important to understand that during such surveys, disturbed areas cannot always be reinstated to their original condition during the visit. Any follow-up repairs should be arranged with a contractor after the survey.


Although we are unable to carry out this work directly at present, if a contractor or the property owner is able to expose the relevant areas, we can attend and provide a professional assessment and commentary on the findings.
